Offers and Incentives

  • All offers and incentives are subject to availability and while stocks last.
  • We reserve the right to end an offer or incentive at any time and without further notice.
  • Offers and Incentives are available on selected plots only, agreed at full asking price, at our discretion and on a subject to contract basis only.
  • Offers and Incentives are available on direct sales only.
  • Other than HM Government-led incentives, any offer or incentive will only be applied to full asking price property purchases.
  • Incentives will not be automatically applied to purchases and are always subject to negotiation.
  • Offers must be agreed at the point of reservation and are subject to negotiation.
  • Terms and conditions apply in respect of all incentives, details of which are available upon request.

Galliard Led Offers and Incentives

5% Deposit Contribution Fee

  • Subject to negotiation on selected properties.
  • Offer cannot be used in conjunction with any other incentive unless agreed at the time of reservation.
  • The deposit contribution will be paid as an allowance upon completion of the property.
  • If the deposit you have already saved qualifies you for the mortgage on the property you have chosen, we will offer 5% off of the property list price instead.

Service Charge Contribution

  • For a specified term, subject to negotiation.
  • The agreement will form part of the legal contract entered into.
  • The allowance is for the sum of the service charge at the point of completion.

Complimentary Furniture Package

  • One furniture package only per property.
  • Furniture package supplied by Galliard Homes only unless stated otherwise.
  • The contents of the furniture package will be provided upon legal completion, are chosen by Galliard Homes and cannot be deviated from unless there is a prior arrangement in place.

Complimentary Membership to The Club

  • Subject to negotiation on selected properties.
  • Outside of this offer, membership to The Club is priced at £75 per person per month.
  • Our offer is limited to two memberships per household.

Stamp Duty Contribution

  • Subject to negotiation on selected properties.
  • The agreement will form part of the legal contract entered into.

Legal Fee Contribution

  • Can be redeemed only when using the recommended panel of solicitors.
  • The agreed amount will form part of the legal contract entered into.

Rental Guarantee

  • Terms and duration of the offer subject to negotiation.
  • Agreement will form part of the legal contract entered into.

Interest on Deposit Allowance

  • Subject to negotiation on selected properties.
  • Allowance based on sums actually received by the Seller for the period held by them.
  • Offer will form part of the legal contract entered into.

NHS Worker Incentives

  • Available to anyone working in the NHS classed as an NHS ‘key worker’ by HM Government.
  • The NHS key worker must be currently employed and be able to show an NHS key worker ID and any payslips that we may require as proof.
  • This offer cannot be used in conjunction with any other offer, incentive or promotion unless stated otherwise.

Complimentary Gym Membership

  • Applicable to the gym or leisure facility stated by Galliard Homes only.
  • Value and/or length of the term to be established as part of the negotiation.

0% Lettings & Management Fee

  • Subject to negotiation on selected properties.
  • Agreement will form part of the legal contract entered into.
  • Year 1 is free, with years 2 & 3 fixed at 12.5% with Galliard Group company, LiFE Residential.

Referral Fee

  • Only eligible on pre-specified properties.
  • Recipient of referral fee must have no association with Galliard Homes, including employees, related parties or agents.
  • Recipient of referral fee is responsible for paying any associated taxes on all taxable income under self-assessment if applicable.
  • Funds will only be paid into an individual’s bank account and cannot be paid into a limited company account.

100% Mortgages

  • Applicants must be aged 21 or over and have not owned a UK property within the last 3 years.
  • Applicants must be able to demonstrate a track record of paying rent and household bills for a minimum period of 12 months consecutively within the past 18 months.
  • If applicants have a deposit or gifted deposit, the deposit must be 5% or less to qualify for this mortgage product. If applicants exceed 5%, they should seek a standard mortgage product instead.
  • Applicants must be looking to borrow up to £600,000.
  • At least 1 applicant is a UK national or has Indefinite Leave to Remain.
  • Applicants must not have missed payments on debts or credit commitments in the last 6 months.
